Work We Turn Down

Most of the houses we work on around South Houston went up between 1956 and 2014, with the bulk of that stock dating to the 1980s and 90s. That means a lot of doors with hardware that's been replaced once or twice already, and a lot of openers that are on their second or third remote. We work on these doors and openers every day.

What we don't do: we don't install or service commercial fire-rated doors, and we don't take on jobs where the opening itself is out of square or the header is rotted - that's a carpentry problem before it's a garage door problem, and we'll tell you to call a contractor first. We also won't sell you a new opener when the fix is a $20 sensor realignment. If your springs are original to a house built in the 1980s or earlier, we'll usually tell you to replace both springs as a pair rather than patch one side, because the other one is close behind it on the clock.

If a door has been modified with parts from more than one manufacturer in a way that's fighting itself - mismatched track width, a spring rated for the wrong door weight - we'll say so plainly instead of forcing a fix that won't hold.

Plain Answers

Here's what people actually ask before they pick up the phone. Our climate here is mild with occasional freezes, not the wide swings you get further north, so we don't see much call for heavy-duty cold-weather hardware - standard springs and rollers hold up fine, and that keeps repair costs down for most households. Humidity is the bigger factor: it's harder on steel panels and exposed hardware than cold is, so surface rust on tracks and hinges is something we look at on every service call, not just the ones where someone mentions it.

With median household income in the service area at $94,897, we see a fair number of owners who'd rather replace an aging opener outright than keep nursing it - and a fair number who want it repaired once more. Both are reasonable calls depending on the door's age and what's actually wrong with it. We'll tell you which one makes sense for your specific door, not which one we'd rather sell.

We work on houses across the area - Galena Park, Jacinto City, Cloverleaf, the Edgebrook and Meadowbrook areas, South Belt/Ellington, and the rest of the neighborhoods within a short drive of South Houston. If you're not sure whether you're in range, just call and ask.

Getting Hold of Us

Call 1-281-626-2044. We're based at 1408 Illinois Ave, South Houston, TX 77587. If you can tell us the door's approximate age and what it's doing - won't open, opens then reverses, making a specific noise - we can usually tell you over the phone whether it's a quick fix or something that needs a look.

One honest limit: some parts for older openers and less common torsion setups aren't something we keep on the truck, and if yours is one of those, there may be a short wait while we order it in. We'll tell you up front if that's the case rather than let you find out later.

Frequently asked questions

Do you work on houses outside South Houston itself?

Yes. We take calls from across the service area, including Galena Park, Jacinto City, Cloverleaf, and the neighborhoods closer in like Edgebrook and Meadowbrook. If you're within a reasonable drive of South Houston, call and we'll tell you straight whether it's a fit.

My opener is old - should I repair it or replace it?

Depends on what's wrong and how old it is. A lot of the housing stock here dates to the 1980s and 90s, so we see plenty of openers at that age. If the motor itself is failing, replacement usually makes more sense than repair. If it's a sensor or circuit board issue, repair is often the better call.

Does the humidity here cause problems with garage doors?

It's actually a bigger factor than cold is in this climate band. Humidity promotes rust on tracks, hinges, and exposed hardware faster than you'd expect, so we check those points on every service visit, not just when a customer mentions noise or sticking.

What won't you fix?

We don't do commercial fire-rated doors, and we won't force a repair on an opening that's structurally out of square - that needs a carpenter first. We also won't sell a full opener replacement when the actual problem is a cheap sensor fix.
